Twenty years ago property owners never would have thought building rooftops would be a potential income source. Today, rooftop antenna site leases are a well-established revenue stream for commercial building owners across the country.
Rooftop antenna site leases are great in that a property owner can generate income from a portion of the building that otherwise would not generate revenue. However, there are important factors to understand before entering into or renewing a rooftop lease.
For example, there are multiple methods of installing rooftop antennas. The methods proposed by the wireless carrier may not be the best for the long-term condition of your building. Additionally, most wireless carriers and cell tower companies use contractors to perform all work on your roof. Oversight of contractor work is critical to protecting your building.
Some property owners have told us they were not initially concerned about any issues with their wireless tenants because the tenants had been on the site for years without incident. However, problems often develop gradually and may not be noticed until significant damage has occurred.
Even in light of the above, rooftop wireless leases are still an excellent source of income, if: (i) the lease is properly structured to protect the property owner’s interests, (ii) the installation is properly managed, and (iii) the landlord has proper visibility into what is happening on the rooftop.
